“STANBEN UPRAVITEL DOOEL” Skopje is a company whose activity is the management and maintenance of residential buildings with approved license No. 03-178 / 3 issued by the Regulatory Commission for Housing. The operation of the company is based on maximum cooperation and transparency, for which “STANBEN UPRAVITEL DOOEL” prepares a Contract for mutual relations between the owners and Contract for performing management works. It is necessary to agree 50% plus one of the owners of the apartments for signing a management services contract.

The relations between the owners of the separate parts and our company are regulated by the Contract for performing management services. This Contract shall be signed by our company and authorized representatives elected by the majority of the owners of the special parts. The work of our company is controlled by the Supervisory Board, elected and appointed by the Assembly of Owners.

MANAGEMENT AND MAINTENANCE of the facility includes:
• Administration, accounting records per housing unit and preparation and delivery of bookkeeping monthly calculations (invoices, ready-made payment forms); payment of common costs (electricity, lifts for elevators, hygiene, etc.); preparation of annual plan and maintenance report.
• Preparation of a monthly financial report (revenues / expenditures), as well as a list of owners with recorded payments for each previous month - are publicly posted on the bulletin board.
• Legal aid, regular sending of warnings before a lawsuit; derogation of irregular payers; representing tenants to administrative authorities for issuing permits and consents; legal advice.
• Current maintenance of the common premises (engaging hygienic workers twice a week).
• The ongoing maintenance of common premises - a housekeeper who takes care of minor repairs (change of bulbs, plugs, small paintings work, etc.) and it is obliged to check the facility three times a month - regular control of the common premises. The arrival of the housekeeper is included in the regular technical maintenance and is not charged additionally.
Each tenant, if he notices any problems in the common premises (blown lamp, stopped elevator, etc.) is obliged to report to “STANBEN UPRAVITEL DOOEL” on 02 / 6147-900.

REGULAR AND RESERVE FUND of the facility includes:
• For the regular maintenance of the common premises in the building (elevators, central heating, plumbing, electrical installations), our company concludes a contract with a third party that is licensed for performing a particular activity. The Contract with a third party is concluded by collecting offers from a number of bidders. The selection of the most favorable offer shall be performed by our company together with the members of the supervisory board appointed by the gathering of the owners.
• Tenants compulsorily form a reserve fund in accordance with the Rulebook issued by the Housing Regulatory Commission. Funds from the reserve fund can be used only for the maintenance costs and improvement provided for in the plan for investment maintenance of the housing community, which our company makes in cooperation with the tenants, and refers to the increase in the value of the object (change of facade, change of the installation, etc.).
